Host Digital — Speed to Power

Speed
to power

Host Digital (HOST) is a pure-play, vertically-integrated digital infrastructure real estate developer. We plan to build, own, and operate institutional-quality data centers focused on AI and high-performance computing (“HPC”).

As a pure-play developer, we own and control the real estate, the power, and the data center facility, providing a turnkey, plug-and-play solution for our tenants who can choose their own infrastructure and model layer.

01 — ABOUT US

We are a pure-play, vertically-integrated digital infrastructure real estate developer that develops, owns, and operates institutional-quality data centers supporting AI and HPC tenants.

We are differentiated from most companies entering the AI data center space because our team has a history of building, financing, and delivering triple digit megawatts of medium-to-large scale data center facilities for Tier 1 clients.

We aim to build a geographically diversified portfolio of institutional-quality real estate assets which can be delivered faster than competitors, by focusing on right-sized sites which have power flowing today, or in the immediate-term. By minimizing friction, we maximize speed to market.

We intend to deliver our tenants fully commissioned data centers, on a turnkey, build-to-suit basis.

We plan to lease our capacity to a diversified mix of Tier 1 tenants, including AI model companies, inference providers and chipmakers, as well as enterprise and federal/government/defense AI/HPC users, on long-term contracts, further backed by investment grade credit, where required.

03 — OUR THESIS

Speed to power

The biggest problem in the AI space today is a shortage of power, and especially near-term power. The demand is real, the technology and chips are getting better each day, but there simply are not enough places to plug them in.

Most developers are focused on large, hyperscale developments, but are facing significant friction related to delayed or reduced power availability, interconnection queues, distribution upgrade cycles, long lead times on the equipment needed for large-scale deployments, zoning, permitting, and more.

HOST’s solution is simple: accelerate speed to market by minimizing friction. We are focused on acquiring and developing existing right-sized sites, which have power flowing to them today, and in the immediate-term, upgrading and retrofitting sites into modern AI/HPC facilities with efficient closed-loop liquid cooling and ICD 705-level security, where required.

WE CALL THESE OPTIMALLY-SIZED FACILITIES
RightScaled.

We believe that they are not too big, not too small, they’re just right.

AI demand has outrun powered capacity. HOST plans to convert already-energized American sites into 20–100 MW AI campuses — months to market instead of years in the interconnection queue, at a scale we believe utilities, towns, and capital can all say yes to.

HOST is being built to enable rapid growth while minimizing concentration risks, by intending to create a repeatable model that is designed to deliver a diversified network of RightScaled facilities across multiple strategic U.S. markets.

04 — OUR APPROACH

Our strategy is to:

01

Build a portfolio of RightScaled assets (each from 20–100 MW of grid power) that are powered today, or can be powered in the immediate term.

02

Convert existing, energized, largely industrial facilities into AI/HPC-ready data center sites, retrofitting and upgrading to current standards.

03

Scale by repeating this strategy across multiple cities and states, and providing a diversified portfolio of assets to our tenants and benefiting communities across the country.

05 — WE BELIEVE

We believe that digital infrastructure is the foundation for the future of innovation in America.

We believe that HOST is well-positioned to win. We have:

A best-in-class team with a track record of developing and delivering digital infrastructure projects on-time and at scale.

A robust plan to build a diverse, resilient portfolio of real-estate assets focused on speed to power.

Strong relationships across the tenant ecosystem which we believe will allow us to obtain long-term leases with a diverse mix of tenants over time.

Building RightScaled data centers creates everyday jobs that don’t require a college degree and can’t be outsourced — electricians, HVAC installers, pipefitters, ironworkers, heavy-equipment operators.
